
Effective March 28th, there were forty-four (44) new homes in the construction process. We are down three homes from last month due to the receipt of Certificates of Occupancy. Charlotte County Construction Permit Status is as follows:
• Twenty-seven (62%) are in Active status.
• Fifteen (34%) are in Expired status.
• One is in Under Review status.
The homes in Expired status are experiencing delayed construction or contractor abandonment issues that have resulted in violations of the Association’s Clean Site Program. One contractor with five homes is undergoing bankruptcy. Violations are being addressed on a case-by-case basis using Clean Site and Builder’s Completion Deposit Funds to pay for site cleanup. Legal counsel has been engaged as necessary.
Four (4) Single-Family Home Applications were reviewed by ARC on April 7th. All homes met with current deed restrictions and were recommended for approval. Fifteen (15) other applications were reviewed. Ten were recommended for approval, two were held for additional information, and three were rejected because they did not meet deed restrictions.
